Step 2. Prepare for Marketing

Once you have agreed an asking price and terms with Tidmans, the next step is to prepare all of the required documents and information for marketing. Of course, Tidmans will advise you every step of the way and can provide or arrange all required documentation by agreement. Energy Performance Certificates are now a legal requirement for all properties and can be produced in house by a trained member of staff. All soft furnishings must comply with fire regulations, gas appliances must be certified and your mortgage and insurance companies must be notified of your intention to let the property.

Step 3. Property Preparation.

property letting guide from tidmansOnce your property is available for our accompanied viewings, it is important that your property makes the right first impression. A well presented property will let quicker and will give prospective tenants a good idea of how you would like the property to be maintained. Consider completing those little DIY jobs that you have been meaning to get around to and make sure the exterior of the property is free from litter and weeds. If you’re too busy to tend to the little jobs that you’d like to get finished – don’t worry – Tidmans also offers a project management service too so we can arrange for the necessary contractors to visit your property and  give you a helping hand. Our simple terms for this service are by negotiation.

Step 4. Marketing.

Once you are ready to start marketing, it’s our job to get your property seen by as many prospective tenants as possible. We advertise across a variety of media including here on Tidmans.co.uk, a range of leading internet property portals through to local printed media and of course, the Tidmans ‘To Let’ board. Our advertising always attracts a good deal of interest and to ensure that we never miss a call, our telephone lines are open from 8am to 8pm. Viewings are always accompanied by us and we are entirely flexible when it comes to viewing times. in fact, over 42% of our viewings are conducted after 5pm and at weekends.

Step 5. Choosing the Right Tenants

When a tenant applies for a property to rent through Tidmans we gather lots of information about them which we then use to assess their suitability for the property. We thoroughly reference each potential tenant using a professional reference agency who establishes credit scores, verifies employment details and address history and talks to any previous landlord(s). Once we have somebody that we are happy with we arrange a check-in date (liasing with you of course) and prepare all necessary paperwork, particularly the tenancy agreement. On check-in day we meet the tenant at the property and go through the inventory with them, take meter readings and demonstrate safety precautions and an equipment manuals. Back in the office we transfer all utilities and council tax into the name of the tenant. We then arrange for a standing order for rent collection and can also arrange for the collection and forwarding of any post for you that may have slipped through the net.

Step 6. Ongoing Property Management.

Once your property is let it is looked after by an experienced and dedicated property manager who ensures, through regular inspections, that your property is being appropriately cared for. The property manager is also on hand 7 days a week to deal with any issues or problems that you or the tenant may have and to ensure that any such issues are resolved as efficiently as possible meaning that you can relax, safe in the knowledge that your investment is in good hands.
